Planned Preventative Maintenance (PPM)

ABB Australia is a pioneering technology leader that works closely with utility, industry, transportation, and infrastructure. Their site in Moorebank is their headquarters and consists of a large multi-storey office building and 9 medium-large size industrial warehouses and is approximately 84,000 square meters.

The is a complex and extremely dynamic site with a full spectrum of electrical equipment including offices with three main switch boards, twenty distribution boards, complex control boards, a range of portable appliances, warehouses with industrial machines drawing large amounts of power placing considerable loads on infrastructure, solar panels, a large mix of hot water systems, hand dryers, exhaust fans, ceiling fans, power outlets, switches, and interior and exterior lighting including warehouse lights at height requiring boom lifts for access. Additionally, it has a variety of workers from 9-5 office workers to night shift warehouse staff. As a result, we’ve tailored our approach to best meet the client’s needs to ensure minimal disruptions whilst maintaining the highest possible standard of electrical maintenance across all electrical assets on this high-risk site.

Upon site handover, we completed a thorough site audit of all electrical equipment. This was a multi-day site audit conducted by two technicians including the creation of an asset register for all appliances, main switch boards, distribution boards, CD’s, solar systems, interior and exterior lights, power outlets, hot water services, hand dryers, exhaust fans, and ceiling fans. This was then recorded and lodged in our system and given a unique asset number and barcode. This record includes location, images, and a brief description for easy identification. Once lodged in our system, assets were categorised and a maintenance schedule was designed in line with all applicable legislation, acts, codes, and standards, which stipulates the frequency and standard of maintenance, as well as consultation with our clients and their requirements.

  • Test and tagging of appliances in Factories, Workshops, Repair and Assembly Workplaces: per AS3000 Standards.
  • Hot Water Services Inspections and Tests: Inspection of all electrical components of hot water systems to identify any signs of wear, leaks, or damage.
  • Exhaust Fans Inspections and Tests: Inspection of the electrical connections to ensure they are secure and free from damage.
  • Inspection of fan blades, filters and grills, and removal of any dust, dirt, or debris. Inspect the mounting brackets or hardware that secure the exhaust fans to the wall or ceiling. Make sure they are secure and in good condition. Tighten any loose screws or bolts to prevent vibrations or potential detachment. Conduct operational test checking for proper ventilation and harmonics.
  • Ceiling Fans Inspections and Tests: Inspection of the mounting brackets, screws, and other connections of the ceiling fan to ensure they are secure and free from damage. Conduct operational test monitoring noise and performance and verifying balance.
  • Distribution Boards Inspections and Cleaning: Inspection of all components for wear, alignment, damage, discoloration, harmonic noises, or vibration. Inspect each circuit breaker within the distribution board. Verify that they are properly rated, seated, and functioning correctly. Look for any signs of tripped breakers, such as circuit breakers that are in the “off position. Check that the distribution board is properly labelled.

Maintenance Report & Record Keeping

Upon completion of every inspection, relamping and minor corrective works, our technician completes a maintenance report recording all electrical maintenance activities that were conducted, including inspections, tests, and any repairs or replacements conducted. Also including any non- compliance and rectification issues with proposed remediation actions.

If faulty electrical assets are identified, this is included in the maintenance report with a quote provided prior to any remediation works commencing. This also applies to any work not within the guidelines of maintenance. The asset register is then updated, and the maintenance report is registered in our system and this report along with quote is sent to the client. These records are vital in tracking the history of maintenance to show compliance with regulations.

The supervisor then reviews the electrical schematics and schedules, and makes any amendments required prior to sending the updated schematics and schedules to the client along with the maintenance report.
